If interested in the available rental, complete and submit rental application to Guardian Management Property Investment. Each prospective tenant over the age of 18 must complete rental application.  Before submitting your application please fully read over our renting policies and procedures.

Rental Policies and Procedures

 Tenant Application Prospective tenant must pay a credit fee of $35.00 per applicant for the tenant screening process.

Property manager will notify prospective tenant of status of application. Each application if submitted on a business day will take 24 hours to process, unless notified within 24 hours from property manager that additional information is requested. Once property manager notifies prospective tenant that application has been approved, security deposit equaling to one month rent including the first month rent the signing of the lease must be submitted to property manager to hold unit until move in date. Application fee is not a form of lease contract or security deposit.

A pet deposit is required if applicable. The pet deposit must be paid in full before occupancy.

Prospective tenant will be denied rental if misrepresentations are made.

The security deposit or move in fee  must be paid and the lease agreement signed in order to move into the property.

Breed Restrictions: Pit Bull, Rottweiler, Akita, Chow Chow, Doberman Pincher, German Shepherd, Huskie, Malamute, Presa Canario, American Staffordshire Terrier or any type of Wolf-dog Hybrid or any mixed breed involving one or more of the previous mentioned.

Ferrets are not allowed in any of our rentals.

Cats must be Spaded or Neutered and Front Declawed

Tenants with fish/aquariums must show proof of renters insurance that the tanks are covered.

Tenants must provide proof of renters insurance within thirty (30) days of move-in showing that the pet is covered


As stated in your lease, Guardian requires all residents to purchase renter’s insurance. You are responsible for securing your own policy to insure the contents of your rental and all personal property. Guardian is not responsible for loss or damage to your household goods or vehicle(s) in the event of fire, water, electrical, or smoke damage, theft or other misfortune; nor are we responsible for loss or damage to property left in storage areas or elsewhere, including vehicles parked on-site. Guardian will not reimburse you for expenses related to damage or loss of personal property.

Residents are also required to show proof of insurance at or prior to move-in. Please refer to your lease agreement for further instructions and guidelines.
